How AmericInn Owners Succeed with Hotel Renovation and Design Support

Guest spending and RevPAR are on the rise. According to the American Hotel and Lodging Association (AHLA) 2025 State of the Industry Report, guest spending on lodging, transportation, food, and beverage is set to reach $777 billion this year. RevPAR will reach $102.78, an increase of 2.58% from 2024.1 The report also highlights an uptick in new hotel development, with more than 150,000 rooms under construction. As noted by Skift, however, evolving economic conditions may result in higher costs for new builds, renovations, and redesigns.2

The result is a market that creates both opportunities and challenges for hoteliers. While increased RevPAR and guest spending may pave the way for increased per-capita profit, current economic uncertainty it would be advantageous for owners to carefully consider any significant upgrades or improvements.

AmericInn by Wyndham helps owners stand out with cost-effective renovations, and guests feel right at home with intelligent redesigns. Here’s how Wyndham helps owners establish their hotels as welcoming neighbors who everybody knows — and always loves to visit.

The AmericInn Advantage

Wyndham Hotels and Resorts’ AmericInn brand is on the rise. AmericInn joined the Wyndham system in 2017 and to date has opened 226 hotels. The brand’s 111% RevPAR Index outperforms the competition and $120 ADR exceeds average midscale hotels by 24%.3

But what sets AmericInn apart? According to brand president Clement Bence, AmericInn’s appeal stems from its “neighborly” vibe and its “quiet, comfortable” arrival experience. Along with welcoming service and quality accommodations, AmericInn actively supports local community initiatives. The result is a brand that consistently draws families, sports teams, groups, and military members seeking a high-quality, friendly, and consistent midscale experience.

To help owners capitalize on the AmericInn Advantage, Wyndham provides end-to-end support across conversion, renovation, and design. For example, Wyndham’s Architecture, Design, and Construction (AD&C) team applies an ROI-centric approach to any required renovations. By pinpointing specific property needs and identifying which changes will genuinely elevate the guest experience, owners can rest easy that renovations will both help drive ROI and align with business goals.

Wyndham’s hotel integration team, meanwhile, helps streamline the opening process, focusing on revenue generation and optimized market presence. Already, AmericInn has expanded into Texas, Georgia, North Dakota, South Dakota, and Wyoming.

Bence also notes that the AmericInn Pursuit prototype design was intentionally created to reflect changing marketing demands. “It’s the next generation of guests that are coming through,” he says. According to Wyndham data, more than 65% of the brand’s guests are Gen X, Millennials, or Gen Z, so “we’re designing our Pursuit designed Hotels around them.” To help owners who choose to update their current hotel to a Pursuit design, Wyndham has earmarked $15 million for current owners who complete their renovations.4

“There’s no cap on quality,” says Bence. “We can always go up.”

Design Decisions: Standing Out from the Crowd

Noah Strout is the General Manager of AmericInn by Wyndham in Mountain Home, Arkansas. “We’re the first build with the new Pursuit design,” he says. “We’re the prototype — and so far, the service scores are phenomenal.”

Giving Guests What They Want

“People come here to get away from the city,” says Strout. Mountain Home is known for its boating and fishing, as well as its natural scenery and calm atmosphere. The AmericInn Pursuit prototype design helps improve the guest experience. “Guests love how modern the rooms are,” he says. “The headboards include lights and USB chargers. Everyone that comes to Mountain Home is loving the Pursuit design.”

Getting Noticed for the Right Reasons

Strout also highlights the curb appeal of the Pursuit design, which helps the hotel stand out. “We are right on the highway,” he says. “Our building is blue and rock. It catches the eye.” The hotel also features electric car chargers and other on-site amenities including an outdoor pool, indoor bar, and even custom cornhole boards.

Working with Wyndham

Hotel construction started in January 2022 and took 14 months. “The owners went with Wyndham Hotels and Resorts because the support was always there, while other brands were hard to get a hold of. If we had questions, we’d get answers in a day. Wyndham made us feel like we were the only hoteliers in the world.”

Renovation Realities: Navigating the Refresh

As owner of the AmericInn by Wyndham in New Braunfels from 2020 to 2023 and General Manager of the Days Inn in San Antonio, Texas, since 2009, owner/operator Purvi Patel has experience with renovations. “At the Days Inn, we did renovations in 2014 and 2023,” she says. “Between four hotels in my career, I’ve probably done five or six renovations. There’s always continuous improvement going on.”

Common Renovation Challenges

Patel notes that hotel renovations typically happen once every 10 years. But renovations aren’t just about updating decor and upgrading rooms — instead, they must align with evolving guest priorities. This creates a challenge: Aligning function and form. For example, many guests now prioritize free WiFi and the availability of USB charging outlets, but these functional changes must also align with evolving design expectations. Wyndham has a proven process to help owners convert or renovate their hotels, from in-depth market research to scale and buying power to always available support.  “When Wyndham introduced the Dawn Package for Days Inn, we wanted to get it,” says Patel, “and since then, we have prospered.”

“Timelines are also a significant challenge,” says Patel. If hoteliers encounter issues ordering materials, it can set back opening dates by weeks or months. “Wyndham connects owners with suppliers and vendors, and they’re always there if I need support.”

Getting the Ball Rolling with Women Own the Room

Patel purchased a non-Wyndham property in 2020. “The hotel was not performing well, and I could not secure the financing for an AmericInn conversion,” she says. “I was having such a hard time until Women Own the Room began in 2021. At a conference, Wyndham introduced me to the program. It was a blessing — I was able to secure my financing.” Women Own the Room is designed to help overcome common barriers faced by women in hotel development. For example, hoteliers receive enhanced capital support and a reduced initial franchise feel, along with best-in-class training and ongoing, personalized support.

Patel puts it simply: “Without Women Own the Room, I would not have finished this project.”

Navigating the Renovation and Resale Process

“With AmericInn, I was the first conversion in Texas. We worked with Wyndham-approved vendors, and it was easy. Wyndham has a good design team, and they’re just a text message away. I didn’t have to rely on emails for time-sensitive projects.”

Wyndham’s support helped Patel make the most of her buy-flip-sell strategy with the property. After a few years of ownership, she was able to sell the hotel for significantly above her original purchase price.

Top Takeaways for Renovations and Design

Hotel renovations and design choices that let guests feel more at home can help hoteliers stand out. Making the most of both approaches, however, requires strategy and support.

When it comes to renovations, strategy starts with owners reaching out to their brand. “Wyndham has approved designers or suppliers, and you can get free quotes from these providers,” says Patel. Combined with brand-specific guidelines for upgrades and changes, hoteliers are equipped to build short-term strategies that address key renovation needs and develop long-term plans to ensure reliable RevPAR.

For Strout, meanwhile, design support is what sets Wyndham apart. Always-available design teams that put owners first ensure that hoteliers always have someone in their corner. Whether it’s questions about design choices, vendor options, or market potential, owners can always get answers. Just like Strout, Wyndham never takes the day off.

With Wyndham, hotel owners get the best of both worlds. Initiatives such as Women Own the Room, combined with industry-leading hotel renovation expertise, lay the groundwork for strategic development that keeps pace with market forces and evolving guest demand. Outstanding support, meanwhile, ensures that owners have a direct line to Wyndham design and development teams. From quick questions to in-depth advice, Wyndham puts owners first.
